Steps for Getting Pre-Approved for a Mortgage

Unless you’re one of the few that has the cash to pay for a home outright – 21 percent of all home sales in 2017 were cash sales – you’ll probably be needing a mortgage loan to make the purchase.

Getting pre-approved for that mortgage will help you to learn just how much you can afford, provide peace of mind and give you a competitive advantage in a seller’s market as it makes your offer more credible. Whether you’re applying for a mortgage in Charlotte or LA, you’ll have to follow much of the same steps. Here’s how to go through the process step by step.

Check Your Credit

Before you even apply, you’ll want to check your credit if you haven’t already. To get approved for an FHA loan, a score that’s a minimum of 620 is generally required. Of course, the higher the better – the higher your score, the lower your interest rate will be. Those with a score of 740 and above can get the lowest interest rates. If your score falls between 620 and 740, you’ll have to pay a higher rate, which means higher mortgage payments – if you can hold off a bit and work on improving that score, you’ll be much better off. Lower scores may not be approved at all or may require a significant down payment.

Reduce Your Debt and Avoid New Debt

No matter what your credit score is like, the less debt you have when you apply the better. While you don’t need to have zero balances on all your credit cards, lenders will look at your debt-to-income ratio when considering approval. If you have a high debt ratio due to credit card debt you may not get approved, or you may be approved for a lower amount. Ideally, your debt payments shouldn’t exceed 36 percent of your gross monthly income. Paying down your debt as much as you can increase the odds of approval and a better interest rate.

Gather the Necessary Documents

Once you’re ready to apply, you’ll need to gather all the documents that lenders require. You’ll have to prove you have enough income to make mortgage payments by bringing documents like pay stubs and W-2 forms as well as copies of your two most recent federal and state tax returns. Those who are self-employed need proof of income like Form 1099s along with tax returns. To prove any assets, lenders typically require 60 days of statements for every bank account with assets used to qualify for the loan, including any IRAs, CDs and other investment accounts.

The lender will also need your social security number and a copy of your driver’s license.

Find a Mortgage Lender

Finally, you’ll need to find a mortgage lender. That involves more than just getting the best interest rate possible.  You’ll want a company staffed by knowledgeable professionals who will guide you through the entire process. Shop around – home loans are available from several types of lenders, including commercial banks, credit unions, and mortgage companies. Ask for information about the same loan amount, term and type of loan so that you’re comparing apples to apples. You’ll want to know the interest rate, points, fees, requirements for a down payment, whether PMI is required and how much the cost will be if so.

Buying a house can be a lengthy process involving a lot of time and effort. Before you make the leap, it’s important that you do your research to ensure you’re making an informed decision. Know what to evaluate ahead of time so you can be prepared for all the ins and outs of home buying.

 

Buying a House: What to Expect

 

Before you get wrapped up in the emotions that come with purchasing a new home, there are things you need to evaluate beforehand to ensure that you don’t end up buying a money pit. Certain factors affect what your offer will be, whether you will need additional money to make repairs or whether you’ll want to buy the property in the first place. Look for the following issues before you start browsing Portland real estate.

 

Word of advice: do not purchase any property without having a building inspector come out to have a look. They will be able to determine whether or not the house has structural or other issues.

 

 

  • Structural problems

 

 

The first thing you’ll want to check for as a prospective buyer is structural problems. Minor issues are not necessarily a deal breaker. Here are a few things to be on the lookout for:

 

-What is the condition of the interior walls?

-What are the floors and underflooring made of, and what is their condition?

-What is the state of the roof? What is the condition of the gutters, downspouts, flashing, and facia?

-Do the doors and windows seal out the weather?

-Can you easily open the windows? If the window has screens combined with storms, can you move the storms and screens easily? If the window is the old-fashioned kind with the pulley, counter-weight and sash cord, are the parts in working order? Do you need to prop the windows open?

 

 

  • Water

 

 

This is separate from plumbing, which also needs to be evaluated. Be on the lookout for signs of water problems in the basement and around the foundation. Wet spots on ceilings are an obvious sign of a leaking roof. Look also for draining problems like a soggy yard.

 

 

  • Environmental hazards

 

 

These are things you want to pay especially close attention to, as they can be more serious and be very costly to repair.

 

  • In older homes, look for asbestos coating on pipes for the heating system, the furnace, and water heater.
  • Make a note to get the basement tested for the presence of radon.
  • Make a similar note for carbon monoxide gas.
  • Be on the lookout for signs of vermin and insects, such as mice, termites, cockroaches, and bats.
  • A city inspector or other inspector should determine if the house has lead-based paint. Watch for flaking, chipping and peeling paint and paint dust and point it out to your inspector.

 

 

  • Plumbing

 

 

This is your opportunity to check for plumbing problems. Check water pressure, the age of the water heater, how quickly water drains, and whether or not the house has a water softener, to name a few.

 

 

  • Electrical systems

 

 

One of the most important things to monitor is your home’s electrical system. Are the electrical sockets grounded plugs? What kind of wiring does the house have, and what is the age? Does the box use circuit breakers or fuses? These are all questions you should ask a seller or real estate agent ahead of time.

   

 

  • Appliances

 

 

The final item you’ll want to ask about is the appliances. Are they included with the house? How old are they? Do they work? Sure, you may get a house that comes with appliances, but if they’re old and in disrepair, is that really a benefit?

 

After you’ve worked with a home inspector and completed a thorough evaluation of the property, you can start weighing your options. The home buying process can be scary–don’t go into the woods alone. Keep these questions in mind as you navigate homeownership and avoid buying problems.

Hi, beauties!  We are back today with a review on Private Label Extensions new ThinLine 3D Mink lashes.  I’ve tested a few of their lashes in the past and have thoroughly enjoyed them.  When I saw that they had come out with a thin lash band I jumped on the opportunity to test them out.  Keep reading to find out more!

Lash Applicator

The lash applicator is exactly like the name states.  It’s a tool that assists with quick and easy placement of the false lashes.  It usually takes me about 20 minutes to put on lashes, but the applicator assisted with placement and getting them to hold on my lash-line better.

 

I also had a lash pro test out the applicator.  My daughter, Jaylynn, wears falsies on a daily basis, so I wanted to see if the applicator aided her application.  She loves the lash applicator.  Which assisted with putting on the lashes precisely.

Final Thoughts…

The quality of the lashes is great!  I love that they come labeled and in a reusable case for easy storage and travel.  I love the styles that are provided within the ThinLine collection.  There are great everyday styles that also make an easy transition into the night time.  They’re affordable at $8.75 a pop or buy them in bulk for yourself or easy resale.  If you are looking to resale, the lashes are brandless!  Private label has yet to disappoint and doubt they will! Fall Fun- Fall Tag!

Hello friends!  Long time no chat- what can I say?  Life continues to throw me for a loop, but we are back today to participate in a fall tag.  And why not?  It’s one of everyone’s favorite seasons.  I was tagged by Dalba of Ideas by Dalba to participate in the Fall Fun-Fall Tag!  You can check out her post here.

1. What is one candle you MUST light every fall? For the past couple of year’s, it’s been BBW (Bath & Bodyworks) Black cherry merlot candle, but who am I kidding- I have this scent in everything!

2. When you think of fall, what does it remind you of?  I was born and raised on the beautiful island of Guam and although we do not have actual seasons there, I always think of Halloween on the islands.  Streets are filled with kids trick or treating and families partying.  I live in Oregon and we are lucky to get maybe 10 trick or treaters.  It might be dependent on the neighborhood, but it’s still not the same.

3. What is your all-time favorite fall/Halloween movie? There are so many Halloween movies out there, but I would need to say Twitches!  You know’ twin witches=twitches!

4. What Halloween costume do you have in mind?  I’ve never been one for dressing up, but I do plan on creating a mermaid look with all drugstore makeup, so keep an eye out!

5. What is your favorite fall trend?  I think it depends on what the current trend is!  Right now, I am loving animal print to add a little something to wardrobes.  Everyone is purchasing leopard print booties, usually a little more expensive.  Well, I found a great pair at Walmart for $19.99.  Check them out here.

6. When you think of fall, what drink comes to mind? Not a fall drink, but Eggnog!

7. What is your go-to fall beauty product? A must-have staple!  SPF!  You wouldn’t think it’s needed, but it really is.  My favorite one Derma e’s Natural Mineral Sunscreen Broad Spectrum SPF 30 Oil-Free Face.

8. Do you prefer apple pie or pumpkin pie? I am more of an apple pie girl.

9. Do you have any fall traditions? Yes, we take pictures at the pumpkin patch and obviously pumpkin carving.  I save money by purchasing our pumpkins from a local nursery.  They sell any size pumpkin for a $1.99.

10. The moment of truth, is fall your favorite season?  Definitely one of my favorite seasons!  I love watching the leaves change and the holiday feels it starts to bring.

Ipsy-Third Times a Charm?

Whoa!  Long time no chat, friends?  Well, after a long break unexpected break from blogging, I am finally back.  Let me start by saying that it was never our intent to be gone from the blogging world for so long.  Let’s get on with what we are really here for.  I decided to give Ipsy another shot because I love makeup and it’s only $10 a month.  I did resubscribe for the third time, hence third times a charm?

IPSY

In case you have never heard of IPSY, it’s a $10 dollar a month beauty subscription service that sends anywhere from 4-5 beauty samples a month.  These samples consist of a sample, deluxe sample size, and full-size products.  The good this about makeup subscriptions is that it assists with building a makeup collection, introduces you to new brands that you would not have heard of otherwise, and it’s affordable.  You can find out more here.

My Experience

I started my subscription to  Ipsy glam bag in 2014 for about a year.  After a while, I started to realize that I was receiving items that I personally would not use due to color or interest no matter how many times I changed up my profile and followed up on the reviews.  After almost a year of being subscribed, I canceled my subscription.  About a year later I decided to give Ipsy a chance again, stayed for two months and canceled, again.

Third Subscription

Through all this, I tested out a bunch of other makeup subscriptions like Birchbox, Beauty test tube, Lip Monthly, Sephora Play, and BoxyCharm.  Which brings me to my third try- I was able to get a free month through one of the members of my beauty group, My beauty addictions swap/trade group.

At first, I was super excited to be receiving Ipsy again, especially with all the pictures from other Ipsy subscribers and their bags.  Unfortunately, this was not the case when I received my bag.  Instead of the excitement of receiving some goodies in the mail, I felt an instant need to cancel, because I was that unhappy with the bag I received.

July Ipsy Glam Bag

  • MANNA KADAR Cosmetics Flawless Finish in C3- I have a heard a lot of great things about this brand, but as you can see from the pictures above, how dark the powder was.  I honestly thought it was a bronzer.
  • POP Peak Performance brow- I’ve tried numerous items from POP beauty.  It’s a good brand with a good price point.  It’s a full-size item and the correct color, plus I love brow products.
  • NATURELAB TOKYO Perfect Shine Oil Mist- Awesome brand.  I was fortunate enough to meet the PR team at Gen beauty LA back in March.
  • SMASHBOX COSMETICS Always On Liquid Lipstick in Stepping Out- Loved the brand.  The lipstick is a decent size and the color was perfect, but it is a color I have gotten before.

  • ELLA EDEN Pressed Eye shadow in Harmony- I’ve never heard of the brand, but the eye shadow is super pretty and was worth giving a try.

Conclusion

I think I was hoping to have been wowed by all the other bags I’ve seen.  Don’t get me wrong, it was an okay bag.  I received some brands that I loved, products that I would use and some that were meh at best.  Overall, it wasn’t worth the third look in my opinion and something I will not be going back to.  Although, I have heard they are coming out with an Ipsy glam bag plus, you’ll get five full size products instead of the deluxe samples.  I have to admit, I am intrigued and it’s going to give Boxy Charm a run for their money.

 

Dermalogica Review

We are back with a Dermalogica review on their new Ultra Calming Water Gel and Barrier Defense Booster.  If you have dry sensitive skin then definitely read on because these products might be right up your alley.

Dermalogica Brand

Created in 1986 by Jane Wurward because she wanted a skincare line that aligned with her teachings.  Since there wasn’t one that met her standards she created a product line that has good ingredients to promote healthy skin.  Another great thing about Dermalogica is that every product is made here in the US.

Ultra Calming Water Gel

The Ultra calming water gel is lightweight gel moisturizer that helps with dry skin.  Upon application, you can instantly feel the hydration due to the gel consistency.  It doesn’t take long for the water gel to sink into the skin.

This formula is great for someone with sensitive skin, like myself, and/or dry skin.  I say this because I live in Oregon, where our weather is forever changing.  One day we can be in the 70’s and the next day instantly drop down to 30’s/40’s- these drastic changes always take a toll on my skin.

Barrier Defense Booster

The Barrier Defense booster it’s a face oil that is used for sensitive skin to bring back moisture into the extremely dry skin while reinforcing the barrier for future irritations.

I’ve been able to keep my dry skin at bay with my usual skincare routine but living where I live- the weather is very bipolar, which I mentioned above- this actually happened this year.

I replace my normal face oil and moisturizer with these two items, but I do not use them separately.  I take the ultra calming gel and throw a few drops of the barrier defense booster on top in the morning and at night.

Final Thoughts

My final conclusion is that the Ultra calming water is a great moisturizer with a decent price point.  However, the Barrier defense booster is a great product and it definitely does work, but with the price point of $75 dollars, I don’t know if it is necessarily worth it- because I love using face oils and Ido think some of my normal favorites are comparable on my skin.
